Under New Ownership. During the winter of 2025/2026 the new owner intends to have all new modern bathrooms put into the villa. There is also the possibility that an ensuite shower room will be added to the master bedroom (though this cannot be guaranteed at this time).

Prices in 2025 and 2026 are the same and range between 1450.00 Euros and 3400.00 Euros, dependent upon the time of year.

Tucked away behind the lush foliage of its own small forest of Prinos trees, Villa Prinolithos is a hidden gem which offers total privacy and spectacular views over the silvery green olive covered valley below, to the azure sea sparkling in the distance. Nestled into the hillside high above the quaint village of Gavalohori, the solid gates open up to reveal a flag stone driveway leading to a private and peaceful 3000m2 oasis that is perfect for complete relaxation, but is still within easy striking distance of the excellent tavernas in the many surrounding villages, and the gently shelving white sand beaches or Almyrida or Kalives.

A rustic atmosphere prevails in this welcoming and authentically 160m2 Cretan country home. Spread out over 3 levels with a generously proportioned sitting room and a separate annex apartment, there is no shortage of space in which to relax. With 4 bedrooms and 3 bathrooms, as well as a choice of outside terraces and lounging areas, Villa Prinolithos lends itself perfectly to groups or larger families who like to holiday together whilst still having the option of independence and privacy.

Traditional features such as cypress wood beamed ceilings, warm wood floors, doors and window frames, exposed stone window frames, stone archways, and cool tiled floors harmonise perfectly with contemporary comforts which include: such as Free WIFI internet access, a Smart TV to which you can download your own apps, a DVD player, a fridge/freezer, a microwave oven, a washing machine, a BBQ, fully tiled bathrooms, and air conditioning units in the bedrooms, and annexe apartment. The A/C units also double up as heaters, and there is a fireplace for the cooler nights early and late season. There is solar powered hot water with a back-up immersion heater, and a covered private parking area.

The interiors of Villa Prinolithos are indeed comfortable and charming, but the outside is even more appealing and will undoubtedly be the main focus of your holiday time. Patio doors open out from the living room, kitchen, and double bedroom onto a shaded dining area which is perfectly suited for congenial family meals whilst watching the glorious crimson and gold sunsets. Alternative seating and dining areas, furnished with chunky carved tables and chairs, can be found under a sail topped pergola, or a mature oak tree, both ideally situated next to the pool terrace from where the gorgeous panorama can be fully appreciated. Appetites already heightened by long days swimming and sunbathing, will be further stimulated by the delicious aroma of fresh local produce sizzling away on the barbeque. Both the views and food are perhaps best enjoyed with a cool glass of wine from the excellent winery in nearby Vrysses (though the Prinolithos grounds do also boast their own traditional grape press and vines).

Thoughtfully laid out to stay in keeping with the lie of the land, the majority of the spacious garden area has been left completely natural with rocks and an abundance of Prinos (a Greek relative of the Oak Tree) olive and wild almond trees which provide shady hideaways for chilling out with a good book or a lazy afternoon nap. Around the villa and tiled terraces, there are low natural stone walls, paths laid with flag-stone, and a multitude of flowerbeds planted with typically Mediterranean flowers and shrubs including, oleander, roses, juniper, hibiscus, geraniums and lavender, and the warm star-filled summer nights are perfumed by jasmine, wild thyme, rosemary and oregano. The impressively situated infinity pool sits dramatically on a terrace below which the hillside tumbles down to the quaint village of Gavalohori, ensuring that the privacy and faultless views remain unspoilt. The tranquillity at Villa Prinolithos is only interrupted by the breeze rustling in the trees and the chatter of the cicadas in the hot summer months.

It is difficult to convey the full beauty of this property in the accompanying photos which were taken in the Autumn when the light is not as strong and when the villa was already closed for the year, but we are certain the you will find that Villa Prinolithos is the perfect haven for the uncompromising escapist who is looking for coastal seclusion with total privacy.

Middle floor (17 terraced steps from the driveway or pool terrace, 2 steps from the entrance hallway and bedrooms to the main living area and kitchen: Open plan living room, kitchen and dining area, 1 full bathroom, 1 twin bedroom, 1 double bedroom.

The front door opens from rear porch into a hallway with doors to 2 bedrooms and 1 bathroom, a staircase to the upper floor, and 2 steps to the spacious living room. There is a working stone fireplace, with a metal set of fireplace tools, a 4 person couch, a 2 person couch, a coffee table, a side table with a lamp, a stand with a Smart TV to which you can download your own Apps, and a DVD player, lace curtains and white curtains. The kitchen/dining area which has wooden and white cabinets, white worktops, coffee coloured wall tiles, an electric cooker, a fridge/ freezer, a microwave a toaster, a pod machine, a kettle, a dishwasher, and a dining table with 4 chairs.

The living room has a window that looks out over the driveway and side garden with an abundance of trees, and there are extra wide French doors that open out on the covered wrap terrace which looks out over the pool terrace to the sea, and is equipped with a large dining table and chairs. The kitchen door also opens out onto this sea facing wrap around dining terrace. The hallway leads to 2 bedrooms and the bathroom. The bathroom has white, peach and yellow tiles, a walk in shower, a toilet, a white porcelain washbasin that sits on a wood and wrought iron shelf, a matching wood framed mirror and shelf, a brass and glass wall light which matches the brass taps, a frosted window and the washing machine.

The twin bedroom has 2 wooden single beds (which can be pushed together for a couple), 2 wooden shelves above the beds with brass reading lamps, 2 chairs, a mirror, coat hooks, a small wardrobe, and lace/muslin curtains. 1 window looks west to the surrounding countryside and the sea, and double French doors that lead out onto the rear terrace which is adjacent to the jasmine covered arch and the grapevine covered frame. The double bedroom has a king size bed, 2 bedside cabinets, 2 brass reading lamps, 1 chair, a clothes stand, a wall shelf, lace/muslin curtains, a window that looks west to the countryside and sea, and double French doors that open out the front wrap around dining terrace which looks out over the pool terrace.

Top floor (17 steps up from the middle floor, 1 step to the en-suite shower room and 1 step to the office area)): 1 twin bedroom with an office area and 1 en-suite shower room.

The wooden and wrought iron staircase leads to an open plan loft like top floor (there is no door at the top of the stairs). The loft area has high wooden vaulted ceilings, lace curtains, and 2 single beds, a chest and a reading lamp, all situated on a raised wooden floor. 1 step down is the office area which has floor tiles, a wardrobe, a side table with a lamp, an armchair, a chair and a desk, a modem with WIFI internet access. The small ensuite shower room has white, peach and yellow tiles, a shower with a glass screen, a toilet, a white porcelain washbasin that sits on a wood and wrought iron shelf, a matching wood framed mirror, a brass and glass wall light which matches the brass taps, and a frosted window.

Ground floor (Level with the pool terrace or parking area, 17 steps from the middle floor): Separate apartment with open-plan living room with a built in stone single bed and a kitchenette, 1 screened twin bedroom area, and 1 ensuite shower room. Arch shaped double French doors open from the pool terrace into the open-plan living area. There is a fireplace, a built-in Captain’s seat/bed with white cushions, a 3 person couch which folds out into a double bed if needed, a coffee table, a side table and a reading lamp, and lace curtains. The kitchenette has wooden cabinets, a sink, a fridge, an oven with 2 rings/burners and a wooden trellis screen. Behind the trellis screen is the bedroom area which has 2 single beds, a chest of drawers, a wall mirror, a wall lamp, a reading lamp, 2 chairs, lace curtains, and a large arch shaped window that looks out to the pool and views. Adjacent to the bedroom area is the small ensuite shower room has white, peach and yellow tiles, a shower with a glass screen, a toilet, a white porcelain washbasin that sits on a wood and wrought iron shelf, a matching shelf, a mirror, a wall light, and a frosted window.

Villa Location

Set equidistant between the villages of Gavalohori and Vamos, there is a wide choice of amenities at just a short drive from Villa Prinolithos. The very pretty village of Vamos has narrow streets and stone houses and is the administrative centre of the area. Vamos is an ideal starting point for hikes to the surrounding hills and it boasts the only forest of pine wood to be found in the area. A traditional stone road (kalderimi) still remains and a walk in the old part of the village is of great interest. To the south-east of the village, in the Karydi area, one can see the monastery of Agios Giorgos. The ruins of the church’s cells and the old oil-press, with its wonderful domes, remain standing to the present day. As it has done for hundreds of years, day to day life in Vamos revolves around the village square where the locals leisurely pass the time whilst drinking coffee and chatting to each other.

The village has a great atmosphere and a large number of amenities including a bank, 2 petrol stations, 3 tavernas, 2 souvlaki shops, a handful of cafes, a bakery, a hairdresser, a butcher, and a number of gift shops and mini-markets. Gavalohori is a very traditional village and it has great historical importance in this area. There are buildings still remaining from Byzantine, Venetian and Turkish eras, and artefacts have also been found in the area from Neolithic and Minoan Times. Many of these artifacts are now housed in the Historical and Folklore Museum which is located on one of the village’s narrow streets. On the outskirts of the village there is a lovely picnic area beneath a thicket of shady trees and next to some Venetian Wells.

The village square is still very much the focal point of village life. The main taverna is a beautifully renovated stone building which is run by the lovely Monica Papatheofilo. The food and desserts here are divine. Just across the square is a bakery, a gift shop which sells local products, and the village kafenion with it's friendly owner, Giorgos, and cheap and tasty traditional food. On a side street just off the square you can find a 3rd eatery which is located under a Platanos tree, close to the folklore museum. 2 mini markets and a hairdresser can also be found in Gavalohori. Sitting under the shady mulberry trees and grapevines, in the cafes and tavernas, whilst watching the world go by, is a favourite past time for both locals and visitors alike.

Villa Prinolithos is just 8 minutes by car to the lovely village of Almyrida which is built around a crescent-shaped sandy beach. The beach is very shallow and safe, which is good news if you have children or are not a strong swimmer. Surrounding the beach are many excellent tavernas, cafes and shops. Here on the Villas Crete Holidays website you can find the details for local activities including private boat rental (with or without a captain), banana or ringo rides behind a speed boat, scuba diving and snorkelling, kayak, windsurfer, catamaran, paddle board, pedalo, and bicycle rentals, a private evening of astronomy and mythology in your villa, cooking lessons, private sight-seeing flights in a small aircraft, and organised walking and coach tours. For those of you looking for even more activity, the historic town of Chania is only 45 minutes away by car.

VILLA AVAILABILITY AND BOOKING INFORMATION.

VILLA PRINOLITHOS generally books with the same changeover day during high season dependent upon other bookings. However, this is flexible in low season, and may occasionally be flexible if you are making a last minute booking in the high and mid seasons.

If your chosen dates mean that there are too many empty nights, with less than 7 nights between bookings and, therefore, a loss of income for the villa owner, we will probably not be able to accept your booking. If we cannot accept your preferred dates we will contact you to offer alternative dates or alternative villas.

Villa Rental Prices

All prices shown are per Villa, per Week, in Euros for up to 8 persons. A 9th and a 10th guest can stay for an extra fee of €100 per week, per person.

These rental prices include a free welcome pack, bed linen and towels, twice weekly cleaning, a villa information book, and a villa copy of the essential guide book, Crete on the Road, by Frankie Miles.

*** As of January 01, 2024, the Greek government have replaced the old “bed tax” with a new tax that is applied to all stays in short-term rental accommodation in Greece. The Climate Resilience Levy is a response to the devastating forest fires and floods that Greece has experienced in recent years, with the government hoping to generate extra funding that will go towards financing reconstruction, supporting victims, and increasing the country’s defences against future natural disasters.

The owners of all short-term rental accommodation are legally obliged to collect the Climate Resilience Levy as a separate tax for all overnight stays (per villa) as follows:
In 2025: €15.00 per night on stays between March 01 and October 31, and €4.00 per night on stays between November 01 and February 28/29.

In 2026: To be announced by the Greek Government.

Whilst we understand the potential budget concerns of our guests, this tax/levy is beyond our control and we encourage our guests to see this as a way of contributing to the protection of the planet and the beautiful area where they are holidaying.
